Start from how your people work, not a square-footage rule
For many organisations, hybrid work reset the density math — and where it has, raw desk count matters less than the mix: fewer assigned desks, more shared and bookable space, and far more demand for rooms to take a call or run a hybrid meeting. If your team is in five days a week, the arithmetic is different and so are the questions — but the underlying point holds. The plan should start from how your people actually work — attendance patterns, focus versus collaboration, how work really happens — rather than headcount times a square-footage rule.
Meeting rooms are often the real bottleneck
The scarce resource in many offices today isn't desks — it's enclosed space. Video calls need small rooms that don't leak sound; team sessions need larger rooms with the right AV; and there are rarely enough of either when the ratio is set to an old standard. We plan the mix of room sizes and the AV they need against how your team actually meets, so people aren't hunting for somewhere to take a call.
Acoustics, daylight, and the things that make a floor usable
A workplace lives or dies on what doesn't show in a render: acoustic separation between focus work and collaboration so neither ruins the other, daylight reaching the desks instead of the corner offices hoarding it, and circulation that doesn't route foot traffic through quiet zones. We design the acoustic zoning, the daylight access, and the flow together, because that's what decides whether people can actually work there.
The space plan is tested against how you work and how it builds
Because we design in-house, the workplace plan is checked two ways at once: against how your team actually works — whether that's hybrid attendance patterns or a full-time floor, focus versus collaboration — and against what the building allows, where walls and services can go and what the code demands. So the density and room mix you approve is both right for your people and buildable as drawn, not a workplace-strategy deck that gets value-engineered into something worse. On work subject to the Architects Act an OAQ-member architect directs that part; interior fit-out outside the Act we carry in full. Our designers are APDIQ members; we build under our own RBQ licence.

How much office space do we need?
It depends on how your team works. For hybrid organisations, the driver isn't total desks but the mix of shared desks, bookable space, and enough enclosed rooms for calls and meetings; for a team in five days a week, desks matter more, but the room mix and acoustics still decide whether the floor works. We start from your actual attendance and how work happens rather than a headcount formula, so the space fits how the team uses it.
Why do we keep running out of meeting rooms?
Because enclosed space is often the scarce resource — every call and meeting wants a room, and ratios set to an old standard don't provide enough small, sound-separated ones. We plan the room-size mix and AV against how your team actually meets, which is usually more small rooms and better acoustics than the old ratio assumed.
